    Truemarq exists so buyers can walk into a Dubai negotiation with an independent view of the listing in front of them. The free WhatsApp reply is one word. The €50 report is the numbers behind it. We don't sell listings, we don't take broker commissions, and we never take a transaction cut.

    Why we built this

    Property Finder and Bayut both publish free price estimates now — TruEstimate and their equivalents. They are useful, but they sit on the listing side of the market: the same platforms that sellers pay to advertise. Buyers deserve a second opinion that has no stake in whether a listing sells. That's the gap Truemarq exists to fill.

    Our data

    Verdicts run on Dubai Land Department transaction records — recorded sales with documented provenance. No scraped listing caches, no asking-price averages. Where data is sparse, we say so explicitly and return market context rather than a fabricated number.

    Our independence

    Buyer-side only, permanently. We take no listing revenue, no broker commissions, no seller fees, and no transaction cuts. If we ever introduce optional buyer services (like a mortgage referral), the verdict logic will be firewalled from that economics — and disclosed on the report.

    Our discipline

    The verdict engine is backtested against historical DLD sales before it goes live in any community. Confidence labels are calibrated — an ‘80%’ label should really land ~80% of the time. Where the evidence is thin, we return ‘insufficient evidence’ instead of a number. We're not a RERA-licensed valuer, and we don't pretend to be one.
