    What do I get for free on WhatsApp?

    One word back: Above market, At market, or Below market. That's the whole free reply. No range, no comps, no confidence tier, no caution. For most buyers, that's enough to decide whether to keep looking or dig deeper.

    How is this different from Property Finder's estimator or Bayut TruEstimate?

    Three ways. First, independence: portal estimators are published by the platforms sellers pay to list on. We take no listing revenue. Second, listing-specific: we produce a verdict on the exact unit you're about to offer on, after confirming details with you — not a building-wide model. Third, buyer-side: no listing revenue, no broker commissions, no transaction cuts.

    Why isn't the fair price range free too?

    The label answers the question a buyer actually needs: keep looking, or dig deeper. The range, the three DLD comparables, the confidence tier and the negotiation script require manual DLD work and legal review — that's what the €50 report is. A public free range would also get scraped by sellers and agents to reprice against us, which defeats the point of a buyer-side tool.

    What if my building or community isn't covered?

    You'll get a note that the evidence is insufficient rather than a fabricated label. Anchoring you on the wrong verdict is worse than no verdict. Coverage expands as our backtest passes new communities.

    Is a Truemarq verdict a valuation?

    No. A Truemarq verdict is an independent market benchmark — where a listing sits versus what buyers actually paid, based on Dubai Land Department transaction records. It is not a valuation, appraisal, or recommendation to buy, sell, offer, or counter-offer. Truemarq is not a RERA-licensed valuer.

    Where does your data come from?

    Verdicts run exclusively on Dubai Land Department transaction records with documented provenance. No scraped listing caches, no asking-price averages. Every input is traceable to a recorded sale.

    What's in the paid €50 report?

    Fair price range (as a band), three Dubai Land Department comparable sales, calibrated confidence tier (high / medium / limited), one key caution to check before you offer, and a written negotiation script — opening offer, counter range, walk-away, broker message drafted word-for-word. Delivered within 12 hours.

    When would I pay for the report?

    Only if the free label comes back Above market and you want the numbers plus a written plan to negotiate. Many buyers will use the free label to decide the listing isn't worth pursuing at all — and never need the paid report.

    Do you take commissions from brokers or sellers?

    No. Buyer-side only, permanently. No listing revenue, no broker commissions, no transaction cuts. The verdict logic is never influenced by whether you buy anything from us.

    How long does the verdict take?

    Usually minutes. During alpha, some verdicts route through a human review queue before being sent — we'd rather be slower than wrong.

    Do you guarantee a specific outcome or saving?

    No outcome, price, or saving is guaranteed. Estimates are based on available transaction data and stated methodology. Property markets carry uncertainty, and outcomes may differ from estimates. Buyers remain responsible for their own due diligence — including title verification, service charge reviews, and legal counsel. Any decision to transact is made solely by the buyer.
